Upon approval you may begin to shop for the home of your choice, with only minimal restrictions. Once you have found the home that meets your needs, we will negotiate to purchase the home at the best possible price. The option fee is due at this time.
When an agreement is reached, we will buy the home and at closing (usually within 30 days) you move into it.
At time of possession (closing), you will move into your new home and begin to lease it for at least 12 months at a monthly rent equal to approximately 1% of the home’s purchase price.
During this period, you can resolve any credit issues or other obstacles while building equity for your future.
The option fee, monthly rent, rent payment rebate and pre-determined sales price of the home are clearly stated in your contracts with Montana Lease To Own, LLC.
At the end of the 12 month lease period, you will have the option to purchase the home from us at the pre-determined sales price agreed upon at the beginning of the lease. Or, if you are not quite ready you can extend on a month-to-month basis up to one additional year.
If you exercise your option-to-purchase, you will receive up to 50% of your total rent payment paid during the first year as a credit towards your purchase of the home. This will help cover your down payment and closing costs.
